What It Costs to Build a Home in Alberta
By Joshua Clark · Updated October 23, 2026
The honest answer to "what does it cost to build a house in Alberta" is: it depends on the land, the design and the spec. But you deserve real numbers, not a shrug. Here are the ballpark figures we see in 2026, so you can sanity-check any quote.
Hard construction costs
- Detached home: roughly $200–$300 per square foot for a standard spec, more with high-end finishes.
- Duplex or semi: slightly less per square foot, since you share a wall and a foundation.
- Garage suite or garden suite: $150,000–$250,000 as an addition, depending on services and foundation.
A 2,000-square-foot home at $250 per square foot is $500,000 in construction before you have touched the land.
The soft costs people forget
- Land or lot: in Calgary and Edmonton, serviced lots run from $150,000 in the outer communities to $400,000+ in established inner-city areas.
- Permits and development fees: budget $5,000–$15,000 depending on the municipality and whether rezoning or variances are involved.
- Engineering and survey: geotechnical, structural and lot grading certificates, roughly $3,000–$8,000.
- Servicing connections: water, sewer and power connections and trenching, $10,000–$25,000 depending on the lot.
- Landscaping: front and rear landscaping plus fencing, commonly $20,000–$50,000 if you want it finished.
- GST: 5% applies to the build cost. The federal relief for new homes under $1 million announced in 2025 can reduce this significantly — ask your builder to show it in the contract.
- Financing costs: construction loan interest and fees, which can add several percent depending on the timeline.
Why quotes vary so much
Two builders can quote a 2,000-square-foot home and land $150,000 apart. The difference is usually spec (windows, kitchen, HVAC), site conditions (a walkout or a sloped lot costs more), and what is included (is the driveway in? the fence? the landscaping?). Always compare quotes line by line, and get three.
The number to remember
For a standard detached home on a serviced lot in Calgary or Edmonton, budget roughly $650,000–$900,000 all-in. For a modest semi or townhome, you can land meaningfully lower — which is one reason townhomes are the fastest-selling new product in both cities right now.
