New Build Walkthrough Checklist: What to Look For
By Joshua Clark · Updated October 23, 2026
Before you take possession of a new build, you get a pre-delivery inspection, usually called the walkthrough. This is your one clear window to document defects before you take the keys. Treat it like a job, not a formality.
Bring the right tools
Bring a phone with a flashlight, a pen, painter''s tape (to mark spots), and this list. You will want two to three hours.
The walkthrough checklist
- Every tap, toilet and drain. Run them all. Fill the sink and let it drain. Flush every toilet. Watch under cabinets for drips.
- Heating and ventilation. Turn the thermostat up and feel the heat come on in each room. Run the HRV or furnace fan.
- Windows and doors. Open, close and lock every one. Check the weatherstripping and make sure nothing rubs.
- Drywall and paint. Tape every scratch, dent, crack and uneven spot. Check the ceilings too.
- Floors. Walk the whole house and listen for squeaks. Check for gaps at the edges and transitions between rooms.
- Electrical. Test every outlet and switch. Make sure the panel is labelled.
- Exterior. Check grading and drainage, downspout extensions, the driveway, walkway and fence. Look at the siding and caulking.
- Appliances. If included, turn each one on — oven, dishwasher, fridge, washer and dryer.
Document everything in writing
The builder will give you a defect list form. Write every issue on it, even small ones, with a photo and a number. Keep a copy for yourself. Anything on the list is documented as a pre-existing issue; anything you miss becomes harder to claim later.
What the warranty covers in Alberta
New homes in Alberta come with a registered new home warranty. The standard coverage is roughly:
- 1 year — labour and materials (things like drywall cracks, paint, finishes)
- 2 years — delivery and distribution systems (heating, plumbing, electrical)
- 5 years — building envelope (water penetration)
- 10 years — major structural
Ask for your warranty certificate and read what is excluded — it varies by warranty provider and by builder.
After you move in
Expect some settling: drywall cracks and door adjustments in the first year are normal and covered. Report issues in writing through the warranty portal as they appear — do not wait for the one-year mark to list everything at once.
